Building Services Technician
Assist Building Services Supervisor to finish daily job assignments to ensure the reliable operation of All of the hotel system, including the safety operation of all electromechanical equipments.
Ensure the proper operation of the system equipments, practice timely preventive maintenance and repair. Manage the purchase of standby and improve engineer’s working efficiency. Be able to carry out the routinely maintenance and prevention to the ordinary equipments. Be able to organize and lead the engineers to accomplish the check to complicated equipments and system.
Assist the maintenance and Prevention work to the hotel each system, familiar with the function, position, and safety devices of the relevant equipments. Be able to offer solutions and suggestions to the problems.
SPECIFIC DUTIES 工作任务 :
1. Ensure the proper operation of hotel electromechanical equipment, and practice preventive maintenance, solve the breakdown timely
2. Be responsible for the repair and maintain all telephones, CCTV fire-fighting, satellite TV and sound system.
3. Ensure the proper operation of the power supply、 hot/cold air supply and water supply and drainage、 fire system.
4. Be responsible for all the painting jobs in passages, lift hall, stores, guestrooms, and lanes within hotel area.
5. Responsible for all the furniture in the hotel and make wooden decoration, wooden articles and office furniture according to the needs of all departments.
6. Carry out the preventive maintenance schedule.
7. Ensure effective handling when having an electricity suspension and other duties may be assigned.
8. Ensure the safe and reliable operation of all electrical devices and the lifts.
9. Ensure the coolers and refrigerators in the kitchens reach standard temperature.
10. Ensure the cleaning and good electrical control of the chiller room and AHU rooms.
11. Check the public area, the temperature and the humidity rate of guest room. Proper control of air-conditioner system
12. Maintain the operation of the air-outlet system, including the air exhausting of bathroom and kitchen, as well as the condition of belt
13．Necessarily maintain Mechanical equipments such like, the water pump, fire pump and brace and so on.
14．Regular check to the water outlet and grease trap of the hotel area, Supervise the contractor with the regular dredge it timely if necessary.
15. Daily check to the equipments in laundry and kitchen, follow-up with the repair. Supervise the contractor with the maintenance.
16. Daily check to the equipments floor, 27F, 3~5F、5F、B1F, B2F. Report to supervisor if any problem concerning Safe hidden trouble is spotted
17. Carry out the preventive maintenance schedule according to Building Services Supervisor and Senior Building Services Technicians’s instructions; meanwhile check the result.
18. Shoulder the supervisor’s responsibility when he is not available, accomplish the job with team member and solve the emergency
19. Assist Building Services Supervisor with daily assigned work, make full use of hands
1. Follow-up the Service Request of other departments
2. Reasonable control of standby materials, ensure the supply of repair material.
3. Carrying out the energy control plan.
4. Improve associates’ operation skill, cooperate with colleague to carry out the daily 15 minutes training and professional training concerning emergency problem.
5. Urge engineers to accomplish their Preventive and Maintenance plan
6. Assign daily routine job to engineers
7. Other duties may be assigned when there are emergence thing in the hotel.
8. Other jobs may be assigned according to the instructions of Building Equipment supervisor and Senior Building Services Technicians.
